A move-out inspection is the check, at the end of an agreement, that a rented space has been left empty, clean and undamaged. What it finds decides whether any charges are made for cleaning, repairs or rubbish before money is returned to you.

Our terms set the standard the unit is checked against. By the end date you must:
- "remove all Goods in the Unit before the close of business on the Termination Date";
- "leave the Unit in a clean condition and in a good state of repair to the satisfaction of Us";
- pay any outstanding fees up to that date (all clause 41).
Our move-out FAQ asks you to leave the unit "clean, tidy and in the same condition as at the commencement date", and to email us to confirm once you've gone. Neither the terms nor the FAQ say whether anyone walks the unit with you, or when the check is done.
If the unit isn't clean or has been damaged, clause 23 lets us charge a Cleaning Fee and claim the reasonable cost of repairs or disposing of rubbish, or keep your deposit. Anything left behind after the end date is dealt with under clauses 7 and 23: goods left in the unit can be treated as abandoned.
Clause 42 works the other way: you "agree to examine the Goods carefully on removal from the Unit and must notify Us of any loss or damage to the Goods as soon as is reasonably possible."
What to do
Take a few dated photos of the empty unit when you move in and again when you leave: the move-out standard is the unit's condition at the start, and photos are your best evidence of it. Sweep out, take away all rubbish and your padlock, check your goods as they come out, then email us to say you've left. In that email, ask us to check the unit and confirm in writing that it's been accepted as clean and empty.
