A storage agreement is the contract between a self storage operator and a customer. It sets out what space you're renting, the price, how and when you pay, how either side can end it, and what happens if something goes wrong.
At Wigwam
Ours is called the Standard Self Storage Licence Agreement, and it has two parts:
- the Cover Sheet, which holds the details for you: your unit, your start date, your Storage Fee, the number of days' notice needed to end it, and the Replacement Value your goods must be insured for (what it would cost to replace them all as new; see how to calculate a full replacement value);
- the Conditions, the 48 clauses published on our terms and conditions page, which are the same for everyone.
The agreement starts "when We notify You We have accepted Your order by signing the Cover Sheet" (clause 3). It is a licence to use the space, not a tenancy (see licence to occupy).
What to check before you sign
Three clauses decide what you can rely on:
- Only the written agreement counts. Descriptions and illustrations on our website "will not form part of this Agreement or have any contractual force" (clause 46(b)). If we've agreed something special with you, make sure it's written into the agreement (clause 46(e)).
- Sizes are approximate. "If You have exact requirements, You must check with Us before signing this Agreement as, by signing, You agree to the actual size of the Unit and not any represented unit size" (clause 26).
- Your notice period is on the Cover Sheet, not in the Conditions (clause 41). Read the number before you sign.
If payments stop, the Conditions set out the fees and the steps that follow, up to selling stored goods (clauses 5 to 10): see late payment fee and lien.
The agreement is governed by English law, and neither side can start court proceedings (other than for urgent relief) without first offering mediation (clause 47).
