Maybe your stockroom filled up faster than the business plan said it would, and now there are boxes stacked against the fire exit. Or maybe the office feels different since half the team went hybrid: too many empty desks, too much rent for a floor you don’t fill any more. Different problem on paper. Same problem underneath. The space you signed for was built for the business you were then, not the business you are now.

That’s what this piece is about: what Wigwam can genuinely do about it, whichever direction you’re moving in.

In a hurry? Start here.

  • Outgrowing your current space? Go straight to Way 1 (resize up).
  • Downsizing or clearing an office? Read Way 1, then Way 4 (resize down, no lease penalty).
  • Mid-move and need a hand getting stock from A to B? Jump to Way 3.

The one problem behind growing and downsizing

Growth and downsizing look like opposites, but they’re the same fault line: the amount of space a business needs changes faster than a lease allows it to. A standard office or shop lease is built for one fixed size, agreed the day you signed it, for a term measured in years. Businesses aren’t built that way. They grow in bursts, shrink when a contract ends, or need to hold steady for a season while everything else is uncertain. Wigwam’s business storage is built for that mismatch directly, not as an afterthought. That’s the thread running through all four ways below.

Way 1: business storage that resizes with you

Wigwam’s business storage comes in over 15 different sizes, from 10 sq ft up to 300 sq ft, on a rolling minimum term. You take the size you need for the business you have right now, not the size you’re guessing you might need in eighteen months.

How much room can you actually get, and how fast can it change?

If stock, equipment or files have outgrown your current space, you move into a unit sized for what you’re storing today. When the business grows again, you move up a size. There’s no fixed lease standing in the way, and no need to over-order space “to be safe” and pay for square footage sitting empty. That’s the practical shape of flexible storage: not a promise, a mechanic you can actually use.

What if you don’t need it all any more?

The same mechanic runs the other way. If the business shrinks, or a project winds down, you resize down rather than carrying a unit built for a bigger version of the company. We’ll come back to exactly how that works, penalty-free, in Way 4.

If you’re growing: start with the size you need today and move up when you’re sure. If you’re downsizing: the same range lets you drop down, not just up.

Way 2: secure document storage, honestly scoped

Every business keeps records it must hold onto but rarely touches: accounts files, employee records, old contracts. Wigwam’s document storage is where those records live safely for as long as you need to keep them, with shelf racking so filing stays organised and self-service access from 6am to 10pm to retrieve anything you need.

What can you actually store, and how do you get to it?

Boxed paperwork, archived files, anything you’re required to retain but don’t need on hand day to day. The unit is yours to organise, and you can get to it whenever you need to, seven days a week, within our access hours.

What Wigwam does not do

We’re straightforward about the edges of this service: Wigwam does not retrieve your files, does not index your archive, and does not provide shredding or a chain-of-custody destruction service. This is a self-access storage unit, not a managed records service. When a document’s retention period ends, you arrange its destruction yourself, or through a specialist confidential-shredding firm. We’d rather tell you that plainly now than have you assume a service exists that doesn’t.

If document storage is the piece you needed, get a quote and we’ll size a unit to your archive.

Way 3: moving help, arranged for you

If you’re relocating premises, the practical problem isn’t just where your stock and files sit during the move. It’s getting them there. At Wigwam Self Storage Chipping Norton, the team can recommend trusted local van hire and man-and-van providers on request.

What Wigwam’s team can (and can’t) do for your move

To be clear about what this is: it’s a recommendation, not a Wigwam-run removals service. Ask the Chipping Norton team and they’ll point you toward providers they trust locally, which is still a genuine head start when you’re mid-move and don’t have time to vet a van company from scratch. This is confirmed at Chipping Norton specifically; we’re not stating it as a service across every Wigwam site.

One more practical point while we’re on moving day: our sites are unmanned, so if a courier or removals van needs to access your unit, someone from your business needs to be there to receive it. Our staff won’t be on hand to sign for anything or supervise the handover.

Way 4: true flexibility, scaling up or down without a new lease

This is the mechanic that makes the whole idea work. Wigwam’s rolling minimum term starts at 14 days, the deposit is refundable, and any unused days are refunded too. That combination is what lets a business genuinely scale its storage up during a growth spurt and back down once it’s over.

What a lease penalises that Wigwam doesn’t

A three-year office or warehouse lease, sized for your best-case growth scenario, keeps charging you even if that growth stalls, and breaking it early usually means a penalty. Storage sized to what you actually need, on a rolling term, lets you resize in either direction on two weeks’ notice instead. Same underlying need for more or less room, very different exposure if your plans change. (If you want the full cost-side comparison against renting extra office space, that’s a deeper piece of its own; here it’s worth one line: no fixed lease is the headline, and it’s Way 4’s whole point.)

One thing Wigwam is not

While we’re being straightforward: Wigwam is not a registered office or virtual-address provider. A storage address can’t be used as your company’s registered office with Companies House, whatever size unit you take or how long you rent it. If your business needs a registered office or trading address, that’s a separate, standalone service, and worth knowing before you assume storage covers it.

Which way fits your business right now?

If you skipped past the quick-start block above, here’s the same fork again, a little slower.

If your business is… Start with… Why
Growing Way 1 Resize up as stock, equipment or files outgrow your space
Downsizing Way 1 and Way 4 Resize down, with no lease penalty for giving space back
Mid-move Way 3 Practical help getting stock and files from A to B

What Wigwam does not do

We’d rather you knew the boundaries up front than found them out later. Wigwam does not shred or dispose of business documents; that’s arranged by you or a specialist firm. Wigwam is not a registered office or virtual-address provider. Access is 6am to 10pm, seven days a week, not 24 hours, and our sites are unmanned, so someone from your business needs to be present for any delivery. We don’t store vehicles, caravans or boats, and we don’t offer climate control; what we offer is clean, dry and secure storage, which is a different and more honest claim.

Getting the right size, starting now

Whether your business is filling up faster than expected or settling into a smaller footprint, the practical next step is the same: get a quote sized to what you need today, with the confidence that it can flex the other way later if things change again. That’s the point of storage built to resize rather than a lease built to lock you in: you get the size you need right now, not the size you guessed at eighteen months ago.
