What a “Near Me” Search Actually Tells You

“Near me” ranks by proximity and marketing spend, not fairness. The map is a shortlist tool, not a decision tool, you still have to run the test yourself.

What Google’s local pack actually ranks on

Distance and how well a listing is optimised, nothing about whether the operator’s terms are fair. A well-reviewed, five-star listing three minutes away can still carry the exact unfair terms this test is built to catch, reviews measure the booking experience and how the last customer’s move went, not what happens six months in when you want to leave early or make a claim.

Why proximity and price aren’t the test

The cheapest or closest option can still carry unfair terms. What actually matters is what happens when you want to leave, or when something goes wrong.

The Fair-Terms Trust Test

This is the same fairness test Which? and GOV.UK apply to storage contracts, distilled to six checks.

Can You Insure Your Own Belongings, or Must You Buy Theirs?

What the FCA rule actually says

Which? states plainly that a storage provider can refuse your business if you don’t insure your belongings, but if they insist you use their own policy specifically, that’s a contravention of the Financial Conduct Authority, which regulates insurance in the UK.

Our answer, and the one exception worth knowing

You can opt into our own RSA cover, or prove your own equivalent cover instead, your choice. One nuance worth knowing: if you decline cover without proof of your own, our liability is capped at £100. That’s what proving your own cover protects you from, not a scare line, just the honest small print. Is Your Deposit Really Refundable?

A deposit and a notice period are both normal and lawful. The fairness test is whether the deposit is refundable with clear conditions, the notice is short and symmetrical, and unused paid days are refunded rather than forfeited.

The GOV.UK unfair-terms test

GOV.UK flags excessive cancellation charges and unbalanced notice rights, being able to cancel a contract at any time while requiring the customer to give three months’ notice, as hallmarks of an unfair term.

Why “24/7 access” claims deserve scrutiny

A flat, unqualified “24/7” claim with no caveat is exactly the kind of thing worth double-checking before you book anywhere, not just here. Ask what “24/7” actually costs, some operators charge extra for genuine out-of-hours access, or restrict it to certain unit types, and the headline claim doesn’t always say so upfront. A stated, honest window like ours is easier to plan around than a claim with conditions attached you only find out about later.
